These terms apply to every reservation made with VDA Accommodations (VDA).
Booking conditions
Reservations are subject to availability and confirmation of payment. To confirm a reservation, the guest must pay the amounts set for each accommodation.
The rates, cleaning fee and other values are those shown on the page of each accommodation at the time of booking. All prices include VAT at the legal rate in force. Where a municipal tourist tax applies, it is paid in cash at check-in.
VDA does not charge a damage deposit. Guests remain responsible for any damage they cause to the property, as described in these terms.
Payment options
Reservations are paid by credit card, payment link or bank transfer. Guests are also subject to the special rules shown for each accommodation.
Pre-check-in
After the reservation is completed, the reservation holder receives an email and/or message from VDA with the reservation confirmation, important information about the accommodation.
Guests must complete an Accommodation Bulletin. It is essential to prepare the stay. It asks for the arrival time, the total number of guests (so VDA provides the right amount of bed linen and towels) and the information required by the foreign and border services.
Guests must state the exact number of people. The number of guests in the reservation cannot be exceeded. If the limit is exceeded, VDA has the right to require guests to leave the accommodation, without compensation or refund of fees paid.
VDA does not accept responsibility for an incorrect or missing Accommodation Bulletin. Any attempt to change or violate the original information invalidates the Accommodation Bulletin, and the reservation is subject to cancellation.
Cancellation policy
After a reservation is confirmed, these fees apply on cancellation:
- Cancellation up to 30 days before check-in: the guest pays 50% of the total reservation amount.
- Cancellation less than 30 days before check-in: the guest pays 100% of the total reservation amount.
If overbooking occurs (simultaneous reservations in the same accommodation), the guest accepts that VDA moves the reservation to an accommodation of the same category, of equal or better quality, at no additional cost to the guest. The guest is not entitled to compensation for this change.
Stay conditions
The reservation holder must be at least 18 years old and stay in the accommodation for the entire stay. Guests under 18 are accepted only with an adult who holds the reservation. The holder must provide a valid address, telephone number and email address.
Pets are accepted only on prior request. Guests must ask VDA at least one week before the check-in date.
Smoking is not permitted inside the accommodation. Parties and events are not allowed.
Under article 45(1)(a) of the Convention for the Application of the Schengen Agreement, the stay of foreign nationals must be reported to the foreign and border services. Every foreign guest must provide their identification details through the Accommodation Bulletin before the check-in date.
Guests must tell VDA about any damage to the accommodation, its contents, equipment or accessories during the stay, even if they think it is normal wear and not their fault. A guest who does not report damage can be held responsible for it.
Check-in and check-out
At check-in, identification documents of the reservation holder and of all foreign guests are requested to confirm the information provided.
Unless agreed otherwise, check-in starts at 15:00. Guests can arrive until 23:59. Guests can leave luggage before check-in when the accommodation allows it. Check-in instructions are sent by message before arrival.
Late check-in: there is no late check-in fee. Guests can arrive until 23:59.
Check-out is until 10:00 and all guests must leave by that time. Guests are asked to tell VDA their check-out time so a team member can be present. If nobody from VDA is present, the guest leaves the keys on the main table inside the accommodation and closes the door. Keys must not be left in the door lock.
If a guest refuses to leave, VDA has the right to enter the accommodation, remove belongings, change the locks and take any other necessary measures. The guest bears the cost of these actions.
Any change to arrival or departure dates and times must be confirmed by VDA. A late departure without notice and confirmation can lead to a fee equal to one night's rate, which VDA can charge to the card used for the reservation.
VDA is not responsible for items left in the accommodation after the guest leaves. Belongings found can be returned on request, and the guest pays all costs of returning them.
Cleaning, sheets and towels
The accommodation is cleaned before guests arrive. The basic service includes one set of towels and bed linen for each booking. Additional cleaning, linen and towel changes are available for an extra fee. The price is available on request.
Guests must keep the accommodation tidy and return it at check-out in good cleaning condition, so VDA can receive the next guest. Guests must not leave rubbish inside the accommodation, next to its door or outside the building door. They must use the street bins.
Pool and outdoor areas
Where an accommodation has a pool, the pool is heated at no extra charge. Parking, where available, is described on the page of each accommodation.
Equipment, furniture and items
If a device does not work, or guests are unsure how to use equipment, they must contact the VDA host. Changes to the accommodation or its contents are not permitted. All items in the accommodation belong to the owner and must not be moved or removed from the property during the stay.
Maintenance and special requests
Any problem in the accommodation (electrical problems, equipment malfunction, water leaks) must be reported to VDA immediately by email or telephone. Depending on the problem, the solution can take up to 72 hours, or longer if it depends on third-party services.
While respecting guest privacy, VDA has the right to enter the accommodation at any time if needed for inspections, repairs and emergencies.
Extra beds and baby cots can be requested in advance and are limited by availability.
Noise, illegal activity and security
By law, the night rest period is from 22:00 to 08:00, and guests must keep silent. Guests must not disturb neighbours, including when opening or closing the accommodation door or the building door.
Reservations for illegal or immoral activities are not accepted. The guest named in the booking confirmation is responsible for the behaviour of the whole group and agrees to avoid all illegal activity.
Guests must respect the privacy of the owner and must not publish information that allows third parties to identify the exact address of the property or the owner's identity.
Guests are responsible for their own safety during the stay and must follow any instruction VDA gives at check-in. A guest who notices a health or safety risk must tell VDA immediately. When leaving the accommodation, guests must make sure gas appliances are off, windows are closed, and air conditioning, heating and lights are off.
Responsibility
VDA's service is legally limited to the accommodation and its relationship with guests during the stay. VDA is not liable for events outside the accommodation, such as building cleaning and maintenance, outside noise, construction, neighbours or any matter not directly related to the accommodation.
Photos and descriptions of the accommodations are produced by VDA. Minor differences from the photos on the website can occur without affecting the general condition or amenities. VDA does not compensate guests, refund fees or move guests to other accommodation because of the appearance or surroundings of the property. Guests must check before booking that the area suits them.
VDA is not responsible for damage caused, directly or indirectly, during the stay, such as personal injury, robbery, theft, criminal acts, fire losses or misconduct. The same applies to failures in the supply of gas, electricity, water, telephone or internet. Guests must report any robbery, theft or criminal act to VDA immediately, and also to the police or judicial authorities.
VDA is not responsible for delays, accidents, losses or changes in schedules or rates linked to services of its suppliers. VDA is not responsible for errors or omissions, false statements by third parties, disputes between a guest and a third party, or the content of external links other than the one used to make the booking.
If guests do not follow these terms, or behave improperly, VDA has the right to require them to leave the accommodation, without compensation or refund of fees paid.
Legislation and unforeseen events
This agreement is made between guests and VDA, which is duly authorised to arrange the rental of the accommodation. It gives guests permission to occupy the accommodation during the agreed period and on the agreed terms. Guests are not tenants and do not hold ownership of the accommodation.
If a reserved accommodation becomes unavailable because of damage not attributable to VDA, such as water or gas leaks, VDA is not liable for the inconvenience. It will take all necessary steps to move the guest to an accommodation with similar characteristics. If the guest does not accept the change, the total amount is refunded, excluding the cost of the days already used. Neither the owner nor VDA is liable for any additional amount. VDA is not responsible for theft of objects left in the accommodation.
Amendments and applicable law
VDA can update these terms at any time. Guests must review them before making a reservation. By using VDA's service, the guest accepts the updated terms. These terms do not affect the guest's legal rights.
These terms are subject to Portuguese law. The Portuguese courts have exclusive jurisdiction over any legal action relating to a reservation with VDA.
